Job Title: Maintenance Technician

Location: Surprise, AZ
Under general supervision, the Maintenance Technician performs skilled and semi-skilled work involving the repair and upkeep of residential properties. Responsibilities include tasks related to cleaning, carpentry, plumbing, mechanical repair, and basic non-licensed electrical work.

Perform a variety of maintenance and repair duties using carpentry, painting, plumbing, electrical, and mechanical skills; operate hand and power tools.
Assist with the maintenance and repair of residential housing properties, ensuring cleanliness and proper upkeep.
Read and interpret work orders; identify materials and equipment needed for assigned tasks and order supplies; complete required documentation and reports.
Conduct repairs, preventive maintenance, and component replacements on mechanical, electrical, and plumbing systems.
Make structural repairs to doors, windows, roofs, foundations, walls, floors, ceilings, fences, and similar components.
Assist with tracking inventory, reordering supplies, maintaining equipment, and disposing of hazardous materials in accordance with safety procedures.
Service, clean, adjust, and repair heating and air conditioning units.
Inspect properties and grounds for unsafe conditions; remove hazards and report safety or security issues as needed.
Perform cleaning tasks including addressing spills and unsanitary conditions promptly.
Maintain strict confidentiality regarding work-related matters and client/property information.
Demonstrate professional, courteous behavior while interacting with tenants, visitors, and staff.
Support property management and organizational operational priorities.
Work a standard Monday–Friday schedule (8:00 AM–5:00 PM) with availability for after-hours work when required.
Perform other related duties as needed.
Knowledge of residential property maintenance practices, procedures, tools, and equipment.
Knowledge of cleaning techniques for floors, carpets, walls, furniture, and fixtures.
Understanding of safety standards, occupational hazards, and proper precautionary measures.
Skill in performing building and grounds maintenance and repairs.
Ability to safely and effectively use hand tools and power tools.
Strong verbal and written communication skills.
Ability to perform heavy manual labor in a desert climate.
Ability to follow safety guidelines and communicate safety protocols.
Minimum 3 years of building maintenance experience.
High School Diploma or GED, and
Three years of experience in building maintenance, carpentry, and plumbing, or
An equivalent combination of education and experience.
Valid Arizona Driver’s License with a clean driving record is required.
Must possess a valid Arizona Driver License (no restrictions relating to DUI, suspensions, or alcohol-related offenses).
Must provide own tools.
Work may be performed indoors in unsanitary conditions or outdoors with prolonged exposure to extreme Arizona heat.
Potential exposure to high noise levels.
Physical demands may include lifting up to 50 lbs, bending, kneeling, climbing, and performing heavy labor.
Requires manual dexterity for equipment and tool operation.
Standard office equipment including a personal computer.
Various hand tools and power tools required for building and grounds maintenance.
